The developer motor
The Northern Suburbs have built more double garages in the last twenty years than the rest of Cape Town combined, in Durbanville, Brackenfell, Kraaifontein and Kuils River, and nearly all of them were fitted with a motor chosen by a developer for its price rather than the door. A double sectional weighs twice what a single does and a family opens it a dozen times a day, and the motor on most of them was rated for neither. They work. They fail at year three or four, and by then the developer is on the next estate.
That failure is the commonest call north of the N1, and the honest answer is not a motor repair on a unit that was never right. It is a motor sized for the door — garage door automation on the door you already have — and the difference between the two is the difference between a motor that lasts a decade and one that fails again in three years.
New builds, and what handover missed
A new-build garage door has a list of things that were done quickly at handover and show up later: springs wound to a number rather than to the door's balance, safety beams fitted but never aligned, force limits left at the factory default, remotes never paired to the receiver properly. A door that reverses for no reason, a door that is heavy on its motor from the start, a door whose remotes only work from the driveway — in Plattekloof, Welgemoed and the estates around them, that is usually handover, not a fault, and it is put right in one visit.
The older Northern Suburbs are a different picture. Bellville, Parow and Goodwood have single garages with steel tip-ups and older sectionals, motors from the nineties, and the ordinary repairs that go with them: a spring, a set of rollers, a receiver that has stopped listening.
Estates, and getting a technician in
A large share of Northern Suburbs garages are behind an estate gate, and the drive is rarely the delay — the clearance is. Some estates admit any contractor a resident approves; some keep a list; a few will not admit an outside technician at all. Phoning the gatehouse while you are still on the phone to us is the single thing that most shortens the wait, and on an emergency call at night it is the difference between a door secured tonight and one secured tomorrow.
From Panorama and Monte Vista on the western edge to the estates along the Durbanville wine route, the whole of the north is worked from the same routes, and the van carries the double-door spring sizes and the motors rated for them.
