Complexes and developer motors
Sunningdale is Parklands' younger neighbour, built in the last fifteen years as complexes and estates with sectional doors and the developer's motor — chosen for price, failing at year four, the commonest call in the suburb. A motor sized for the door is the honest fix, and the handover faults — beams never aligned, limits at default — are put right in one visit. A remote opening the neighbour's door on a shared wall is the other regular call.
Wind, without the salt
Sunningdale is far enough back from the beach to miss the worst of the salt, but the wind reaches it in full, and sectional hinges and brackets are worked loose — a cable and track call here is usually a bracket. Complex gates mean the resident clears the technician in.
Getting here
Sunningdale is off the R27 via Sandown Road and a reasonable drive. Parklands, Table View and Big Bay share the routes, and an emergency at night needs the complex gate sorted in advance.
