Developer motors, at scale
Parklands is the West Coast's Durbanville: thousands of complex and estate garages built in the last twenty years, nearly all fitted at handover with the cheapest motor that would move the door. They fail at year three or four on schedule, and the motor failure is the commonest call in the suburb. The honest fix is a motor sized for the door, which lasts a decade, rather than a repair to one that was never right. Beams never aligned and force limits at default are the handover faults that go with it.
Shared walls and the wind
A dozen garages on the same wall share a receiver frequency, and a remote that opens the neighbour's door is a regular Parklands call — a receiver on a different frequency ends it. The wind works hinges and brackets loose on the sectionals and drives sand into the roll-ups' guides, and both are checked on every visit.
Getting here
Parklands is off the R27 via Parklands Main Road and a reasonable drive. Table View, Sunningdale and Bloubergstrand share the routes, and an emergency at night needs the complex gate sorted in advance.
