Older blocks, older doors
Three Anchor Bay's blocks are older than Green Point's, and so are their basement doors — commercial motors from the nineties on shutters that have done thirty years of salt. A motor repair here is often a board on a discontinued commercial unit, and the honest conversation with the body corporate is whether a new motor sized for the cycles is cheaper than chasing a part that no longer exists. Usually it is, and the replacement is quoted as a new motor rather than dressed up as a repair.
Body corporates and the decision
A block's door is common property, and the repair waits for a trustee to authorise it. The blocks that get their door fixed the same day have a named person with a spending limit who can approve an emergency without convening anyone, and that arrangement is worth more than the hardware.
