The single garage, done twice
Plumstead is family housing, and a great many properties here have two doors: the original single garage on the house and a second on the granny flat or the converted outbuilding at the back. The second door was usually fitted later and cheaper, and it is the one that fails first — a motor chosen for price, a spring never sized to the door, beams never aligned. Both doors are checked on a visit, because the back one is where the surprise is.
Steel tip-ups, and what they need
The doors themselves are mostly steel tip-ups from the seventies and eighties, simple and durable, with pivot springs that lose tension and bearings that squeak and then drag. They are cheap to keep going and easy to automate where they have not been, provided the driveway has room for the swing — and on Plumstead's driveways it usually does.
Getting here
Plumstead is off the M3 via Victoria Road and quick to reach. Wynberg, Diep River and Bergvliet share the routes, and an emergency is at the fast end of the range.
